How to price a paint job

Most painters price by the room or by feel. Pricing by the square foot you actually roll keeps you consistent from job to job.

1. Measure net wall area

Perimeter times wall height, minus doors and windows. That's the area you paint, and it's what drives gallons and hours.

2. Use your real production rate

Know how many square feet one painter rolls in an hour on your jobs, then add prep, masking and cleanup time on top. Cutting in around a lot of trim slows that rate down.

3. Charge for doors and trim separately

Doors, frames and baseboards eat time that wall square footage doesn't show. Price them per piece so they never get thrown in for free.
