How to price a tile job

Tile jobs lose money in three places: short material orders, slow labor you didn't count, and a markup that's really a smaller margin than you think.

1. Order by the box, not by the square foot

Add 10% waste for straight lay and 15% or more for diagonal, herringbone or large-format tile, then round up to full boxes. Thinset and grout coverage depends on trowel size and joint width, so use the numbers on the bag.

2. Price walls and floors honestly

Shower walls take longer than floors because of cuts, niches and waterproofing. If you price everything at one rate, raise your hours or charge more per square foot on wall tile.

3. Check your margin before you send it

A 35% markup on cost is about a 26% margin. The going-rate check tells you if your price is in line with your area before the client does.
